Full monthly payment, not just P&I
Most mortgage calculators quote principal and interest and stop there, which is how people end up surprised by a payment 25% higher than the figure they planned around. Property tax, home insurance, and any HOA fee are part of what leaves your account every month, and on many homes they add hundreds. This calculator includes all of them, shows the split visually, and flags when a down payment below 20% would pull mortgage insurance into the total as well.
How to calculate a mortgage payment
- 1
Enter the price and down payment
Set the home price and your down payment as a percentage — the loan amount is worked out for you.
- 2
Add the rate and term
Enter the quoted interest rate and the length of the mortgage, typically 15 or 30 years.
- 3
Include tax, insurance, and fees
Add the annual property tax and insurance, plus any monthly HOA, to see the full payment rather than just principal and interest.
Good to know
- Property tax and insurance together commonly add 20–30% on top of principal and interest, which is why a P&I-only quote understates the real cost.
- Below 20% down, most lenders require private mortgage insurance of roughly 0.3%–1.5% of the loan per year until you build enough equity.
- Over a 30-year term at typical rates, total interest often approaches or exceeds the amount originally borrowed.
- An estimate for comparison, not a lending offer — your actual payment depends on your quoted rate, local assessment, and insurer.
What people use it for
- Working out what house price a given monthly budget supports
- Comparing a 15-year and a 30-year mortgage on payment and total interest
- Checking whether reaching a 20% down payment is worth waiting for
Frequently asked questions
What is included in the monthly payment?+
Principal and interest, plus property tax, home insurance, and any HOA or other monthly fee you enter. Those extras often add 20–30% on top of principal and interest, which is why a P&I-only figure is misleading.
Is PMI included?+
No. If you put down less than 20%, most lenders add private mortgage insurance of roughly 0.3%–1.5% of the loan per year. The tool flags when it would apply so you can add it to your own estimate.
Can I use this outside the US?+
The maths is universal, and you can enter any tax and insurance figures. The labels and the default currency formatting are US-oriented, and features like fixed 30-year terms are less common elsewhere.
Is this a lending offer?+
No. It is an estimate for comparison only. Your real payment depends on the rate you are actually quoted, the local tax assessment, your insurer, and any PMI or escrow requirements.
Is my data sent to a server?+
No. Calculating happens entirely in your browser using built-in web APIs. Nothing is uploaded, stored, or logged.
